In re Quach Living Trust
- Thi Ut Quach agreed to convey property, upon her death, to Linda Quach and Bryan Perez. She then executed deeds to Perez. Later, she executed a transfer on death deed in favor of Mary Pelentay and executed a living trust. Subsequent to Thi Ut Quach’s death, Perez asserted title to the property and recorded a deed. In May 2023, Pelentay filed this action to distribute the trust’s assets, quiet title, and eject Perez. The superior court granted summary judgment in favor of Pelentay, quieting title in her favor and awarding fees. Perez appeals. COA # 865358. King County Superior Court # 23-4-03951-1 KNT.
